Royal Tunbridge Wells grew up around its chalybeate spring, and the streets that spread out from the Pantiles are still full of the Georgian and Regency houses that made the spa town famous. Much of the centre sits inside a conservation area, so fitting air conditioning here takes more thought than it does on a modern estate. The buildings
The building stock, from Regency villas to highly glazed new estates
The centre of Tunbridge Wells is one of the best preserved Georgian and Regency townscapes in the South East. The colonnaded walks of the Pantiles date from the late seventeenth century, Mount Sion and Mount Ephraim are lined with period terraces and villas, and Decimus Burton’s Calverley Park, laid out in the 1820s and 1830s, is a quadrant of Grade II* listed Regency villas in their own parkland. Much of this sits within conservation areas, so outdoor condenser units need careful placement, usually on a rear elevation or screened at ground level, and listed buildings need consent before anything is fixed to the fabric. We plan every installation around those constraints rather than pretending they do not exist.
Away from the centre the picture changes street by street. Victorian townhouses run through Mount Sion and the Calverley area, and the terraces around High Brooms grew up beside the brick and tile works that dug clay there until the late 1960s. On the town’s newer edges, highly insulated homes have gone up at Knights Wood and at Hollyfields on Hawkenbury Road, where large glazed openings can leave upstairs rooms uncomfortably warm from late spring. Loft conversions under slate roofs, top floor flats above shops and garden offices all bring their own cooling problems, and each one is priced after a proper look at the building itself.

We live in a conservation area near the Pantiles. Can we still have air conditioning fitted?
Usually yes, with some care over where the outdoor unit goes. Conservation area rules in central Tunbridge Wells mean condensers should sit on a rear elevation or be screened at ground level rather than fixed to the front of the house, and listed buildings need consent before any equipment is attached to the fabric. We survey first, suggest positions a conservation officer is likely to accept, and keep pipe runs tidy and short. If yours is a listed villa we can help with the consent application too.
Why does our new build at Knights Wood get so warm upstairs in summer?
Modern estates like Knights Wood and Hollyfields are built to hold heat in, with thick insulation, airtight construction and large glazed doors and windows. That is exactly what you want in January and the opposite of what you want in a July heatwave, because once the heat is in it cannot escape. A properly sized wall mounted split cools the room in minutes, runs quietly overnight and doubles as efficient heating in winter. The same applies to loft conversions in the town’s older terraces.
Can you cool a shop or restaurant on the Pantiles without spoiling the frontage?
Yes. Commercial work in the older parts of town is mostly about discretion, so we use ceiling cassettes or slim ducted units inside, and put the condenser in a rear yard, on a flat roof or behind screening where it cannot be seen from the walks. Our engineers are F-Gas qualified, we work around your opening hours where we can, and we set systems up so staff can run them simply. Out of hours installation is often possible for busy premises.
