Epsom is a market town with plenty going on, from the twice weekly market around the Victorian clock tower to race days up on the Downs. It is also a serious commuter town, with fast trains into Waterloo and Victoria, which means a lot of local houses now have a home office in a spare room, a loft or a garden building. Old Epsom grew up as a spa town, and the area around St Martin’s church and Church Street still holds handsome listed houses, with further period streets protected by the town centre conservation areas. Air conditioning in these properties is all about discretion. Do we need planning permission for air conditioning in Epsom?
Most Epsom homes can have a condenser installed under permitted development, provided the unit meets the size and siting conditions. The exceptions are flats, listed buildings and homes inside the Church Street and town centre conservation areas, where placement matters and consent can be required. The rules focus on where the outdoor unit sits, not the indoor units. We check this for you during the survey, advise on the right position, and we will always tell you before you commit rather than after the unit is on the wall.
Can you cool a loft conversion in a Victorian terrace?
Yes, and it is one of the most frequent requests we get from the terraced streets around Epsom town centre. Loft rooms sit directly under the roof and often have big rooflights, so they can be the hottest rooms in the house by mid afternoon. Loft home offices suffer in exactly the same way. A compact wall mounted unit, with pipework run neatly to a condenser at ground level or on a suitable flat roof, keeps the room usable through summer and adds efficient heating for winter.
We live on one of the former hospital estates. Is a modern house harder to cool?
Not harder, but different. Homes on Livingstone Park, Noble Park and the other cluster developments are well sealed and well insulated, which is good news in January and less good in July because the heat that gets in has nowhere to go. The same insulation means a modestly sized system copes easily. Garden rooms on these estates are popular too, and we cool those as well. We also pay attention to management company rules and unit placement so the outside of the house stays tidy.
