Oxted sits at the foot of the North Downs where Surrey meets Kent, a well connected commuter town that grew up around its railway station after the line arrived in 1884. Oxted is really two towns. Old Oxted, the original village on the hill beside the A25, is a conservation area of timber framed cottages and old coaching pubs, where an outdoor unit has to be placed with genuine care and a listed building needs consent before any work starts. The newer town below only grew once the railway came, and its Victorian and Edwardian houses on roads such as Silkham Road and Barrow Green Road still have the high ceilings and bay windows of the period. They are handsome rooms, but the upper floors and rear additions warm up quickly on summer afternoons, and none of it was built with cooling in mind.
Much of the rest of the town is classic Thirties development, with estates such as Coldshott filling out Hurst Green from that decade onwards. These family semis and their loft conversions are the houses we visit most often, because a converted loft under a plain tiled roof is usually the hottest room in the house by some distance. Towards the Downs the pattern changes again. Woldingham, high on the chalk between Oxted and Warlingham, is almost entirely detached houses, and the larger properties among the oaks of Limpsfield Chart bring multi room systems, garden offices and big glazed extensions into the conversation, rather than a single wall mounted unit.

Can we have air conditioning in the Old Oxted conservation area?
Usually, yes, with some thought about where things go. Conservation area status is about the outside of the building, so the outdoor unit needs a position that does not change the look of the street, typically a rear wall, a side return or ground level behind a fence or planting. A listed cottage needs listed building consent before work starts. We survey first, suggest positions that keep both the planners and the neighbours happy, and keep the pipework runs as unobtrusive as the unit itself.
Our loft conversion in Hurst Green is unbearable by mid afternoon. What would you fit?
A single wall mounted split is the usual answer. The indoor unit sits high on a wall in the loft room, the outdoor unit goes at ground level or on the rear wall, and the pipe run between the two is kept short and tidy. A loft under plain roof tiles gains heat all day, so we size the unit for the real heat load rather than the floor area alone. Most installations like this are surveyed in under an hour and fitted within a day.
Will the same system heat the room in winter?
Yes. The Daikin and Mitsubishi Electric units we install are air to air heat pumps, so the wall mounted unit that cools your bedroom in July will warm it efficiently in January. Plenty of customers run them through the winter to take pressure off an ageing radiator circuit, or to heat a garden office or converted outbuilding without extending the central heating pipework. You get genuinely useful heating from the same white box on the wall, controlled from the same remote or phone app.
